Design Committee
New Design Review Committee members are Brad Schneider, Ralph
Walters and Dave Papini.
The Design committee is responsible for reviewing and approving all improvement that
will be constructed in the development, including all buildings (homes and outbuildings)
and landscaping, based on the Rinn Valley Ranch Design Guidelines. The Committee
is composed of three (3) people appointed by the Board of Directors of Rinn Valley
HOA. The Committee meets as needed to review plans that have been submitted to
them and response either with approval or disapprove of the improvement within 30
days in writing to the home owner.
NO CONSTRUCTION SHOULD OCCUR UNTIL THE HOME OWNER RECEIVED
APPROVAL FORM THE COMMITTEE AND ANY NECESSARY APPROVALS AND
PERMITS FROM THE TOWN OF FREDERICK.
A homeowner must submit their design for landscaping or construction to the
Committee when they are making any changes to the outside of the home or lot. Refer
to the Design Guidelines March 8, 2007 for detail information and documents that will be
required to be submitted to the design Committee as part of the submittal package. A
brief summary of those items are:
1. Site plan (at 1” = 10’ scale) indicating building location, driveway, parking, grading
plan, all easements and street rights-of-way, driveway slope, and setback dimensions to
all Lot boundaries. Existing and propose topography should be shown by contours at 2
in. intervals. Refer to the Design Guidelines March 8, 2007 for complete details of all
items required in the submittal package.
2. Any accessory improvements contemplated on the Lot must be shown on the site
plan submittal.
Two (2) sets of plans along with specifications of material and samples must be
provided to the Committee with the Committee returning one (1) set to the homeowner
when approval is granted.
The Design Committee requires complete landscaping and specifications plans (at 1" =
10 ft. scale) indicating building location, driveway, parking, grading plan, all easements
and street rights-of-way, driveway slope, and setback dimensions to all Lot boundaries
with in three (3) months of occupancy. Existing and proposed landscaping material and
topography should be shown by contours at 2' intervals and all plants and landscaping
material to be shown and called out by name and showing 5 year growth. No
landscaping shall commence until plans are approved by the Design Committee. Once
the landscaping plan is approved, landscaping the front yard must be completed in 12
months after occupancy and the backyard landscaping completed within 24 months after
occupancy of the Dwelling.
