The Design committee is responsible for reviewing and approving all improvement that will be constructed in the development, including all buildings (homes and outbuildings) and landscaping, based on the Rinn Valley Ranch Design Guidelines. The Committee is appointed by the Board of Directors of Rinn Valley HOA. The Committee meets to review plans that have been submitted to them and respond either with approval or disapprove of the improvement within 30 days in writing to the home owner. Your E-mail address will greatly ease the process.
NO CONSTRUCTION SHOULD OCCUR UNTIL THE HOME OWNER RECEIVES APPROVAL FROM THE COMMITTEE AND ANY NECESSARY APPROVALS AND PERMITS FROM THE TOWN OF FREDERICK.
A homeowner must submit their design for landscaping or construction to the Committee when they are making any changes to the outside of the home or lot. Refer to the Design Guidelines, for detailed information and documents that will be required by the design committee. A brief summary of those items are:
1. Scale site plan indicating building location, driveway, parking, grading plan, all easements and street rights-of-way, driveway slope, and setback dimensions to all Lot boundaries. Existing and proposed topography should be shown by contours at 2 in. intervals. Refer to the Design Guidelines for complete details of all items required in the submittal package.
2. Any accessory improvements contemplated on the Lot must be shown on the site plan submittal.
3. Two (2) sets of plans along with specifications of material and samples must be provided to the Committee with the Committee re turning one (1) set to the homeowner when approval is granted.
The Design Committee requires complete landscaping and specifications plans within three (3) months of occupancy. Existing and proposed landscaping material and all plants should be called out by name and show 5 year growth. No landscaping shall commence until plans are approved by the Design Committee. Once the landscaping plan is approved, half of the landscaping must be completed within 12 months of occupancy and the other half completed within 24 months of occupancy of the Dwelling.
